Corrugated & Exposed-Fastener Panels
This is the cheapest metal roof there is, and it is the right answer for barns, shops, covered parking and outbuildings across the Sacramento Valley. On a house it is a compromise you should make knowingly.
What you are buying
- Ribbed or corrugated steel panels, screwed directly through the panel into purlins or deck
- A neoprene or EPDM washer under each screw head as the only waterproofing at that point
- Fast installation, low material cost, and a straightforward repair path
- Typically 26 or 29 gauge, lighter than architectural panels
The fastener problem
Every screw is a penetration. The washer under it has a service life, and Central Valley UV and thermal cycling shorten that. A large roof carries thousands of them, and at some point in the roof's life they all need re-torquing or replacing.
That is maintenance, not failure, and it is the honest trade-off for the price. Concealed-fastener standing seam avoids it entirely and costs accordingly.
Where we recommend it
- Barns, shops, equipment sheds and agricultural buildings
- Covered parking, patio covers and carports
- Accessory structures where appearance is secondary
- Budget-constrained outbuildings that need a long-lived roof now
Where we do not
On a primary residence where appearance matters or where you want a roof you never think about again. The savings against stone-coated steel or standing seam are real, and so is the maintenance you inherit.

How long does a corrugated metal roof last?
The panels themselves can last decades. The fasteners and their washers are the limiting component, and they typically need attention well before the steel does.
Can I put corrugated metal on my house?
You can, and some modern farmhouse designs use it deliberately. Understand that you are accepting thousands of gasketed penetrations as the weatherproofing, and the maintenance that comes with them.
