Metal or Composition Shingles?
We install both, and on most Sacramento homes composition is the rational purchase. Here is the comparison we would give a relative, not the one that sells the bigger job.
Where metal genuinely wins
- Lifespan — a good metal roof plausibly outlasts two composition roofs
- Heat and UV — our summers are what age composition fastest, and metal does not granule-shed
- Fire — metal systems commonly achieve Class A assemblies, which matters at the wildland interface east of the county
- Reflectance — light-coloured metal with a proper finish reduces heat gain measurably
- You never think about it again, which has a value the spreadsheet does not capture
Where composition wins
- Upfront cost, by a wide margin
- Every roofer in Sacramento can install it competently; far fewer can install metal well
- Repairs are cheap, fast and invisible
- Resale — in most Sacramento neighbourhoods the metal premium does not come back in the sale price
- Neighbourhood fit, and HOA architectural guidelines that may not permit metal
The question that decides it
How long will you own this house? On a hold of fifteen years or more, metal's arithmetic improves steadily. Under about seven, composition is almost always the better financial decision.
The exception is taste. If you want a metal roof because you want a metal roof, that is a legitimate reason and we are not going to argue you out of it.
What the county records show
Metal appears on roughly 4.6% of Sacramento County re-roof permits. That is a real number and it cuts both ways: it means metal is a deliberate minority choice here, and it means most local roofers do very few of them.
Ask any metal bidder how many standing seam roofs they installed last year. The answer is frequently the most useful thing you learn.
Common questions
Does a metal roof add value to a Sacramento home?
It helps at the margin, and in most neighbourhoods here it does not return the premium over composition at resale. Buy it for the hold, not for the sale.
Is metal better in heat?
For the roof's own longevity, yes — composition ages mainly through UV and thermal cycling. For interior comfort, the colour and finish reflectance and the attic ventilation matter more than the material.
